How to maximise your bookings

A great holiday let is one that customers will want to return to, year after year. So what makes a great holiday let? Often it's offering that something a little bit special or having the right property in the right location (think sea front locations or gorgeous countryside views). Here's our top tips on how you can maxmise your holiday cottage bookings and make sure your guests have the best experience possible.

Invest in the honey pot locations

Demand for holiday lets in the Yorkshire Dales is up over 40% on 2018, making this a great area to invest in. Try the market towns such as Hawes, Leyburn and Grassington for holiday let success, most holiday -makers want to be within easy access of a local pub and shops. Traditional holiday towns such as Whitby and Scarborough on the Yorkshire Coast are also another great option, or if invetsing in the North York Moors why not consider places such as Helmlsey, Pickering or pretty villages such as Goathland and Thornton-le-Dale.

Make sure your holiday cottage is flexible 

43% of customers prefer a short break, so making sure your holiday cottage can accommodate 2-6 night breaks (even in peak season) will be key to maximising your bookings. Having the right housekeeper on board to cover different changedays is crucial, and our Housekeeping service can help you with this. Short breaks can be charged at a higher nightly price than a traditional full week holiday, meaning if you can book two short breaks a week you're earning more than enough to cover your changeover costs and increase your profits!

Making sure your cottage can accommodate different types of holidaymakers will also help to drive your bookings. Having 2-3 bedrooms is ideal as these means you can cater for family bookers as well as couples who like an extra bit of space. Offering zip-and-link beds ensures the bedrooms can be modified to suit different party's needs.

Consider going pet-friendly

Bookings with pets increase year on year, and being a pet friendly cottage often isn't a detractor for those not holidaying with a dog- it's a win-win! If housekeeping is a concern, consider adding a pet sur-charge to each booking with a pet to account for the extra time spent cleaning, however we find most customers bringing a dog go above and beyond to ensure no evidence is left behind. Go the extra mile by taking the time to leave a doggie Welcome Pack with some treats, poo bags etc...it's those little touches that guests really remember.

Add a hot tub!

Adding a hot tub is great way to make the most of any outside space your property has and really add the wow factor.
